Fees

At NOMA we strive to be your trusted, go-to source for all aspects of your commercial real estate—we want to be your everything. As LEVEL ONE clients we typically charge between 10-12% on all income for our quality property management, asset management, and this includes all brokerage fees and leasing responsibilities. We can assure you, our fees are well worth the peace of mind. That being said, for various reasons some our clients opt to be a LEVEL TWO client. For those clients, the following is a breakdown of some of our services and associated fees. Brokerage

NOMA’s brokerage fees range between 3-10% of the gross rents paid, total value of the land contract to the seller, or the purchase price—the exact amount depends on the nature of the sale or lease and is negotiated before we go to work for you. NOMA provides both buyer rep as well as seller rep services. As a buyer or lessee rep it is customary that all fees would be collected from the owner/seller, though everything is negotiable. Part of NOMA’s value add is our ability to understand real estate values from the developer’s or owner’s prospective—we are not just brokers! We do massing studies, city approval analysis, cost estimating, risk analysis, as well as parametric proforma modeling. We also provide as part of our brokerage fees every aspect of leasing—from marketing, to showings, negotiation and closing. We can also provide lease creation and reviews with owners and tenants as part of our à la carte services. We recommend our clients be part of NOMA’S LEVEL ONE COMPLETE PROPERTY & ASSET MANAGEMENT PROGRAM, however some clients prefer to us as hourly consultants or project managers. We do give preference to our LEVEL ONE clients but if we have the capacity to provide these services we charge $150/HR.


Manage

Property and Asset Management fees are based on the size and nature of the project. Typically we charge 4-6% on all gross rents. We also do property and asset management consultation at $150/HR. All hours are charged in 15 min. increments and nothing is ever billed until we have a mutually-agreed upon contract.


Repair & Contract Services

NOMA is committed to providing hands-on repairs and maintenance to our buildings and grounds. And if we cannot do it in house we contract with the best company for the job.
